Upgrading Heating Efficiency in Luton

Our client was experiencing ongoing water leakage from their water cylinder and wanted to replace their outdated heating system. During our initial site survey, we established that the existing vented setup with an insulated copper cylinder was sluggish, expensive to run, and had begun to cause structural damp concerns.

Hidden Gas Leaks and Signs of Damp

Before decommissioning the old system, we carried out a standard visual inspection and system tightness test. The upstairs bedroom was showing clear signs of water staining and peeling plaster across the ceiling next to the airing cupboard; this was caused by slow seepage from the aging cylinder and overflow pipework.

A pressure drop test on the property’s incoming gas line indicated an immediate drop in pressure. We used an electronic gas leak detector under the ground floorboards, and, as a result, our engineer pinpointed an active gas leak on the subfloor supply line.

  • Water Damage – Long-term cylinder water seepage had already damaged the bedroom ceiling plaster.
  • Gas Drop – Our pressure test failed, confirming an unsealed escape in the supply network.
  • Pinpointed Leak – The sniffer wand pinpointed the exact location of the fracture in the subfloor pipework below the floorboards.

 

Underfloor Repairs – Tracing and Replacing the Gas Line

Gas safety takes precedence on every installation. Before starting work on installing the new boiler, our engineer had to deal with the gas leak. He gained access through the ground-floor hatch next to the gas meter to inspect the run. Working under the floor joists, we then cut away the corroded section of pipework that had been the source of the sniffer alarm.

We removed the faulty line, laid durable new copper piping, and re-secured the run back to the meter through the floor void.

What this work involved:

  • Isolating the main gas supply at the meter.
  • Lifting access boards and tracing the fault along the subfloor joists.
  • Cutting out the damaged pipe section and routing new copper pipework.
  • Testing the line to make absolutely sure that there was no pressure drop across the whole run.

Installing the Viessmann Unit and Pipework Layout

With the gas supply certified safe, we stripped out the bulky copper cylinder, old immersion wiring, and redundant pipework from the upstairs cupboard. This transformed the dark airing cupboard into a functional, clean space. All pipework was measured, bent, and clipped neatly along the wall to preserve floor space.
